Education
- Arrange for Board Member Scholarships to attend University of California at Irvine
Extensions Course, "California Construction Defect Law for Community
Associations." Instructor: Thomas E. Miller, Esq.
- Immediate update on all new California Legislation and case law that applies to
construction defect litigation. A complete Construction Defect Resource Library at
The Miller Law Firm available to all Board Members and Property Managers.
Reconstruction
- Assist in locating Reconstruction Experts and providing reports, findings and
recommendations after settlement.
Financial Matters
- Estimate of all expenditures with a financial timeline,
updated monthly.
- A monthly updated estimate of all expert expenditures.
- Arrange for bank financing of expert fees at best negotiated
rates.
COMMUNICATION WITH HOMEOWNERS
Homeowner Meetings
- An attorney and construction consultant will attend every homeowner meeting upon
request.
- Attend annual homeowners association meeting to advise and update membership and provide
continuity for any new board members.
Written Communications to Homeowners
- Detailing the Calderon process and negotiations with the developer, schedules of site
inspections, testing, mediation, and another pertinent information.
- Quarterly Disclosure Statement.
ON STAFF CONSTRUCTION SPECIALIST
COORDINATION
- Construction specialist consultation not charged to the
association.
- Conduct initial site inspection to evaluate existing conditions
and to determine the extent of construction defects.
- Assemble the best expert teams including architect, structural
, mechanical, and electrical engineers, and other specialized
experts.
- Review plans and other documents to send to approved experts.
- Attend meetings with experts to determine the scope and
the extent of required testing.
